ROCK HILL, S.C., September 16, 2026 – A new affordable living option has arrived in Rock Hill. Fitch Irick Corporation has opened Edgewood Place, a brand-new 216-home apartment community built on a simple belief: affordable housing should never mean compromising on quality.

The need is clear. A 2021 market study conducted during the development of Edgewood Place found that 42% of area renter households were spending at least 35% of their income on housing, while the rental market was approximately 99% occupied. The study identified nearly 4,800 income-qualified renter households for housing like Edgewood Place and noted that the market had seen limited new construction of affordable housing over the prior decade. Most existing affordable communities offered only basic finishes and few amenities.
Edgewood Place helps change that.
Residents enjoy modern kitchens with stainless steel appliances, luxury vinyl plank flooring, private patios or balconies, washer/dryer connections, and spacious storage, along with a fitness center, business center, community gathering spaces, and playgrounds.

The community was financed in part through Federal and State Low-Income Housing Tax Credits allocated by SC Housing. Raymond James Affordable Housing Investments served as the syndicator for the Federal and State LowIncome Housing Tax Credits, Bank of America provided the equity investment and construction financing, and PGIM arranged the permanent financing commitment from Fannie Mae.
